Summary of RTA changes

The residential property market in NSW is entering a new era.
Approximately one-third of all households across the state rent their homes, and demand for quality rental accommodation is set to rise over the coming years as more and more people move across state borders.
Landlords, tenants and property managers need residential tenancy laws that respond to the market’s contemporary needs and strike the right balance between flexibility and certainty.
The
Residential Tenancies Act 2010
(the Act) introduced significant changes to the regulation of residential tenancies in NSW. Now, more than eight years on, the Act has been reviewed with a view to ensuring the right laws are in place to manage future developments in this vital area of real estate practice.
The changes introduced by the Residential Tenancies Amendment (Review) Bill 2018 (the Bill) are comprehensive, and they will significantly impact the practice of agents and agencies.

REINSW has prepared a summary of the main changes in the Bill that affect agent and agency practice, and consumers.
The summary addresses changes to:
Landlord information statement
Access to premises without consent
Separately metred premises
Break fee
Rent increases
Minor alterations by tenants
REINSW is in the first phase of educating the real estate industry through its
RTA Tour
, which commenced 25 October in Sydney CBD and concludes 4 December in Sydney.
The RTA Tour will reach as far south as Albury, on the state’s border, and north as far as Byron Bay. Training sessions will also be held in Tamworth, Wagga Wagga, Sylvania, Dubbo, Dee Why and more.
